JRS has been part of a consultant team working with QuadReal to maximize the development potential of the Bayview Village Shopping Mall site. The goal is to create a vibrant live-work neighbourhood with a connected public realm and active destination retail. The landscape scope includes: expanded retail offerings in the form of outdoor retail areas, activating the edges of the existing mall where appropriate; new towers including mixed-use commercial and residential; upgraded parking; and, an expansive open space network that includes, retail mews, POPS, Parks, improvements to pedestrian connectivity and ROW improvements. The project is currently in the municipal site planning approvals phase.

The current proposal includes two towers 30- and 29-storey at the south end of the site, with a 20-storey north tower. The open space strategy includes two proposed new parks. The south park is combined with a POPS and an activated retail edge and will function as a dynamic urban square. This space may feature public art, a water feature, and shaded areas for community gatherings and events. The north park, at the termination of the pedestrian retail mews will function as a ‘green’ urban neighbourhood park, providing flexible space for activities and events.
