West House is a 17-storey mixed-use development at 88 Bathurst Street in Toronto’s King West neighbourhood, comprising 307 luxury residential units, boutique office space, and ground-floor retail.
As Landscape Architect, JRS crafted outdoor spaces that are playful, people-centred, and sustainable. At grade, the streetscape responds to the City’s Bathurst Corridor guidelines, transitioning from public right-of-way standards to refined private materials. Continuous Silva Cell soil trenches support street trees and integrate with surface drainage, advancing thermal comfort and stormwater management. Planting, shaded seating, and a midblock courtyard offer accessible moments of pause along the corridor.
Above grade, two terraces deliver distinct outdoor experiences for residents. The podium terrace extends interior amenity spaces with flexible seating, social areas, and wellness-focused programming. The rooftop terrace is organized into a series of landscaped outdoor rooms, including a dog run, outdoor kitchens, fire pits, a pool lounge, a community garden, and stepped seating terraces, all framed by sweeping 270-degree views of the Toronto skyline. At the mechanical penthouse level, a green roof enhances biodiversity and improves building energy performance.
